HMO Daddy’s system can be used by the average landlord. Eviction procedures can and should be started as soon as the tenant misses a rent payment. From past experience a poor payer will only become worse. It will only cost you £100 to evict the tenant and this is the cost of the summons, a saving of £75 over the standard procedure.
NB. The sensible advice is to always evict using the Section 21 procedure (the landlord wants their property back) as there is no defence to this and possession ‘should’ be automatic. If HMO Daddy’s system fails there is nothing to stop you using the Section 21 route or do it at the same time, but the Section 21 route usually takes longer than using HMO Daddy’s method.
